on Macirio central street in Larnaca, Cyprus.

According to the concept developed by our company, it was proposed to build a modern complex
Century Tower, consisting of two towers of 20 and 14 floors. The project was envisaged as an
exclusive high-rise building and was unprecedented in the region in terms of architectural
design and construction quality. The proposed optimized design ensured the maximum building
height through the use of public parking, low coverage and density conversion. The Century
Tower complex included retail and commercial space on the ground floors, an apartment hotel
on all upper floors, two technical floors and a parking lot.
The proposed concept and architectural part were commended by international partners. Thanks
to the developed concept, we were able to find a buyer for this land plot in a short time.

A client contacted our company who hadn’t been able to sell his land plot for a long time.
The specialists of our company proposed to change the concept of using the land, and
provided assistance in finding an investor.
Several alternative designs were developed and considered. An important factor in the
development of each project was that the land plot provided for use had been located on the
coastal slope, so there were some difficulties in its reclamation. First of all, for the
construction of something fundamental it was necessary to reinforce extensive embankments,
which could be quite costly for a potential investor. In turn, the construction of
lightweight structures is not attractive because it does not harmonize with the elite and
unique location.
As a result of careful selection, a choice was made in favor of one of the most attractive
considered new construction projects. The project envisaged the construction of a restaurant
in the shape of a snow-white yacht. Having in our hands the absolute concept of the future
restaurant, our next step was to find an investor to implement this idea into life.
Simultaneously with this, the construction company "Monarch" created a customer department
for the implementation of the construction process.
Further, the non-easy process of approving a large number of permits for construction began:
coordinating the project with local authorities, obtaining town planning conditions and
restrictions for design, obtaining technical specifications for design from all
organizations and utility companies, obtaining a building permit and other permits required
in the process of creating a new object - and all this was only a small part of the
documents provided for by the current legislation.
After going through all the stages of approvals, in the spring of 2013, the customer
department of "Monarch" PE received permission to start construction work.
The highly qualified design and engineering group of Monarch company carried out an
extensive work to develop and bring the construction project into compliance with all
applicable building standards and rules, as well as the specifics of the location of the
land on the coastal slope.
After the final approval of the working project, our company proceeded to the construction
process, which, according to the terms of the General Contract concluded between ‘Monarch’
private enterprise and the Customer, included:
This entire list of works is not exhaustive. Monarch company fulfilled its obligations under the terms of the general contract in a record 54 days. As of today, a new building has been commissioned and is functioning - a two-storey restaurant on the Black Sea Coast with an open summer terrace, which is a grace of the city and a source of pride for our company as a developer and creator of this investment project.
The confirmation of the fruitful work of our specialists in the creation of this project is that the latter was nominated and received an award in the All-Ukrainian competition for real estate and construction specialists as the best investment project in 2013 within the framework of the II National Forum "Real Estate of Ukraine".
